On top of the basic service of securing and managing tenancies, our strong links with the developer's to ensure that our relationship between the landlord, agent, tenant and property is handled with the bigger picture in mind. Our experience with furnishing and maintenance ensures we protect the property owners’ interests in the best way possible – keeping costs low but also keeping an eye on the future by never cutting corners.

We are always happy to advise our landlords on any area of concern, whether it be a specific circumstance involving their apartment or a more general consultation on the Central London property market, and for specialist financial and legal advice we can confidently recommend a number of trusted expert advisors.

 

 

Anatomy of a successful letting

 

• All viewings are agreed by prior arrangement with you and conducted by our letting staff.

 

• Offers and developments are relayed immediately and backed up with weekly reports.

 

• On receiving an acceptable offer, all tenants are vetted and credit checked by an independent referencing agency.

 

• Tenancy terms are agreed and the appropriate legal documentation drawn up and signed.

 

• We will arrange for rent to be paid by standing order.

 

• After liaising with you, we arrange for the appropriate deposit holding option.

 

• On commencement of the tenancy we will have an inventory prepared and checked by an independent company.

 

• We will inform all utility companies of the new tenancy and manage the utility liabilities during the void periods.

 

• Tenancy information is then entered on to our property management system. This allows us to contact you and the tenant in good time to negotiate the best possible renewal terms – or to return the property to the market promptly, thus minimising the period it is unoccupied.

 

 

Management Fee

 

We are offering a special management rate. We can guarantee this will remain the same throughout the period of our management.

How Our Fee Is Charged

 

The commission is charged for the full length of the tenancy at its commencement; the balance due will be deducted from the first instalment(s) of rent.

 

 

Maintenance

 

By performing thorough inventories when tenants move in and out, making inspections where necessary and relying on our extensive experience and good relationship with the developer, we are able to ensure the properties we manage are well-maintained presented at their best.

 

As mentioned, you are looking to hold these units for a period of 2 – 3 years as the market stabilises. So we realise neglect will lead to gradual depreciation over time; a well-maintained property will consistently bring a high yield.  We aim to make the property a viable investment option as the high standard has been maintained along with making it an attractive investment option with any potential investors looking to buy with a tenant in situ.

 

Furthermore, through a comprehensive knowledge of the build and design, we can ensure that maintenance issues are solved as directly and effectively as possible, working along with the onsite team and front desk.
