Clients

We have a number of clients who have put down deposits in order to be placed on a waiting list for properties. As long as we are given sufficient notice prior to completion of the sale, we are very confident that we can match one of these clients to your property for the desired date (therefore allowing no void periods).

 

How Our Fee Is Charged

Our fee for letting & management fee starts at 12% inc VAT of your rental income for the duration of our management (we do not charge for void periods).

 

The commission is charged for the full length of the tenancy at its commencement; the balance due will be deducted from the first instalment(s) of rent.

 

We do not charge landlords an extra fee for contracts– there are no hidden administration costs whatsoever.

 

Maintenance

 

By performing thorough inventories when tenants move in and out, making inspections where necessary and relying on our extensive experience and good relationship with the developer, we are able to ensure the properties we manage are well-maintained presented at their best.

 

Neglect will lead to gradual depreciation over time; a well-maintained property will consistently bring a high yield.

 

Furthermore, through a comprehensive knowledge of the build and design, we can ensure that maintenance issues are solved as directly and effectively as possible, thereby reducing overheads.

 

Non-Resident Landlord Status

In order to avoid unnecessary deductions for tax, you must ensure HM Revenue & Customs approve you for Non-Resident Landlord status.

To apply for this, you must fill out the relevant application form and submit it to HMRC (this is either NRL-1, NRL-2 or NRL-3, for individuals, companies and trusts respectively – see Appendix B). If your application is successful, you will receive an approval number. Once in receipt of this number, we can pass your rent onto you without any tax deducted.

Please be aware that if approval is not confirmed managing agents are required by law to deduct 20% of your rental income and pass it onto HMRC.
